House Extensions in Clapham

Extensions Designed for Clapham Homes

Clapham’s Victorian and Edwardian terraces are some of the best houses in London to extend – the classic side return and rear garden give you room to create a full-width kitchen-diner. Tenfold Renovation designs and builds side return, single-storey rear, wraparound and double-storey extensions across Clapham, from Clapham Old Town to Clapham South. One team handles the design, the planning or permitted development route with Lambeth (or Wandsworth, depending on your street), building regulations, party wall notices and the build.

Call 020 8064 0975 or book a free survey and we will visit, measure up and talk through what is possible for your home.

Where We Build House Extensions in Clapham

We work across all of Clapham and the streets around it, including:

  • Clapham Old Town and Clapham Manor – Georgian and early Victorian houses, many in conservation areas
  • Clapham Common, Clapham North and Clapham South – long Victorian terraces with side returns
  • Abbeville Village and Clapham Park – Victorian and Edwardian family homes
  • Between the Commons and Northcote Road – Victorian terraces on the Wandsworth side of Clapham
  • Stockwell and Brixton borders – terraced and semi-detached houses

We also build house extensions across South London, including Battersea, Wimbledon, Sutton and Croydon. Prefer to go up rather than out? See our loft conversions in Clapham.

Which Type of Extension Suits Your Clapham Home?

Side Return Extension

The signature Clapham extension. Building into the narrow passage beside the back addition turns a galley kitchen into a wide, light-filled room – often with a glazed roof so the middle of the house stays bright.

Single-Storey Rear Extension

Pushing the back of the house into the garden creates a larger kitchen-diner or family room with bi-fold or sliding doors. Many fall under permitted development if they stay within the size limits.

Wraparound Extension

A side return and rear extension combined into one L-shaped, open-plan space – the biggest ground-floor gain on a Clapham terrace. It usually needs full planning permission.

Double-Storey Extension

Adds a larger living area downstairs and an extra bedroom or bathroom above. On terraced streets it needs careful design and planning permission, so we check what the council is likely to accept before drawing.

Garage Conversion

Where a house has an attached garage, converting it gives a home office, playroom or guest room without extending. Building regulations approval is always required; planning permission often is not.

Not Sure Which Suits Your Home?

Book a free survey. We look at your house, side return, garden and access and tell you which options are realistic – and which need planning permission – before you pay for drawings.

Do I Need Planning Permission for a House Extension in Clapham?

Not always. Many single-storey rear extensions can be built under permitted development, but double-storey, wraparound and most side return extensions need planning permission. Much of Clapham is covered by conservation areas – including Lambeth’s Clapham conservation area around the Common, Rectory Grove around Clapham Old Town and Clapham Manor Street, and Clapham Park and Northbourne Road – where permitted development rights are more limited and designs are reviewed more closely. Building regulations approval is needed in every case.

Under permitted development (England, houses only – not flats or maisonettes), a single-storey rear extension can generally go:

  • up to 3 m deep on a terraced or semi-detached house, or 4 m on a detached house;
  • up to 6 m / 8 m deep using the prior approval process (the council notifies your neighbours first);
  • no higher than 4 m, and no higher than 3 m at the eaves if within 2 m of a boundary.

Most of Clapham is in Lambeth, but streets west of the Common fall under Wandsworth, so we confirm which council and which rules apply to your address before design starts. Sources: Planning Portal – Extensions, Lambeth – Clapham conservation area.

Party Wall Agreements in Clapham

On a Clapham terrace you share walls on both sides, and a side return is usually built on or right next to the boundary – so the Party Wall etc. Act 1996 almost always applies. We tell you early which neighbours need a notice and when, so the build is not delayed. If a neighbour consents in writing, work can go ahead; if not, a party wall surveyor agrees how the work will be carried out.

How Much Does a House Extension Cost in Clapham?

The price depends on the type and size of the extension, the glazing and finishes, ground conditions and access. Most Clapham terraces have no side access, so materials and waste go through the house, and parking and skip permits on busy streets add time to plan. Conservation-area homes may also need matching brick, sash-style windows or specific roof details. A side return or single-storey rear extension is usually the most affordable option; wraparound and double-storey extensions cost more.

After the survey we give you a fixed, itemised written quote, so you know exactly what is included before any work starts.

House Extension FAQs

A typical side return or single-storey rear extension takes around 10–14 weeks on site; wraparound and double-storey extensions take longer. Design, planning and approvals add time before work starts, so we give you a full timeline after the survey.

Most of Clapham is in Lambeth, but the area west of Clapham Common – including Between the Commons and Northcote Road – is in Wandsworth. The council decides planning and building control, so we confirm it for your address at the survey.

Yes, but it usually needs planning permission and a design that suits the street – for example matching brick, roof form and window styles. We check whether your home is in a conservation area before design starts and shape the drawings to suit.

Usually yes. Most of the work happens outside until we break through into the existing house near the end. We plan that stage with you so the kitchen is out of action for as short a time as possible.

Yes. We prepare the drawings, submit the planning application or Lawful Development Certificate, and arrange building control approval and the completion certificate.

Yes – many Clapham terraces suit a rear dormer or L-shaped loft. See our loft conversions in Clapham.
